Eight developers submit plans for 5th Street Gateway Project in San Bernardino

Eight developers have submitted letters of interest to the city of San Bernardino explaining what they would do with 6.56 acres just east of the 215 Freeway.

The 5th Street Gateway Project calls for the development of 27 parcels near West 5th and 6th streets and North H and G streets. The site is less than a mile from downtown San Bernardino.

Kathleen Robles, senior project manager for Orange County consulting firm Urban Futures, said Tuesday city officials were “very, very stoked” with the response. Submissions were due January 31.

The interest “speaks volumes,” 1st Ward Councilwoman Virginia Marquez said, “because developers are finally realizing, one, we’re open for business and, two, that the city of San Bernardino is poised to do some great things.

“We’re on our way to becoming a world-class city.”

Over the next few weeks, city officials and consulting partners will review the proposals and decide which developers to interview, Robles said. The collaborative aims to notify finalists in early March; requests for proposal would be due in May.

City officials hope to enter into an Exclusive Negotiating Agreement with their chosen developer by July.

“This will be the first step of a new renaissance – not only of the downtown area, but of the whole city,” Marquez said.

The eight submissions included unique plans for commercial and retail development, Robles said. The land – once owned by the city’s Redevelopment Agency – is anchored by an In-N-Out Burger and zoned for uses that serve the downtown area.

Marquez said she plans to ask those living in nearby senior complexes what they would like to see in their neighborhood.
